Single Bay Industrial is seeking a talented, experienced, and motivated real estate professional to help lead and grow its recently launched shallow bay industrial investment platform. This is an opportunity for an entrepreneurial, growth-minded professional to get in on the ground floor of a scaling strategy with a group of proven platform builders — including meaningful exposure to leasing, acquisitions, and portfolio growth.
THE COMPANY
Single Bay Industrial LLC ("SBI") is a venture from the executives of Expansive Workspace — the largest owner-operator of coworking and flex office buildings in the US — focused on strategically acquiring and operating shallow bay industrial assets. The ownership team has raised over $1 Billion of debt and equity capital across its platforms and is a fully integrated real estate company with in-house acquisitions, asset management, development, property management, operations, and accounting teams. SBI and affiliate companies maintain offices in Austin, Dallas, and Chicago.
POSITION DETAILS
Title: Regional Property Manager
Reports To: Director of Asset Management
Location: Austin, TX; San Antonio, TX; or Dallas, TX
Work Type: In-person with moderate travel (estimated 3-5 days per month)
Compensation: $100,000 base salary with performance bonuses and rapid growth potential

THE OPPORTUNITY
This role is purpose-built for an industrial property management professional who is ready to expand their skill set and grow with a high-velocity platform. You will join a lean, entrepreneurial team and gain hands-on exposure well beyond the typical property management role:
• Leasing upside: learn and actively participate in the leasing process, including marketing vacant space and qualifying prospects, negotiating lease terms and driving occupancy. This is a skill set that meaningfully broadens career trajectory and earning potential.
• Acquisitions exposure: work alongside the acquisitions team on due diligence, underwriting support, and property onboarding and get direct visibility into how deals are sourced, structured, and integrated.
• Growing portfolio: SBI is actively expanding its footprint. High performers will grow with the portfolio, taking on additional properties and increased responsibility as the platform scales.
• Platform builders: the SBI leadership team has a proven track record of building and scaling real estate platforms from the ground up. This is a rare opportunity to learn directly from operators who have done it before.
RESPONSIBILITIES
• Performance Management: Track, analyze, and report on property KPIs; make data-driven recommendations to increase revenue and NOI performance.
• Collections & Rent: Oversee rent collections and implement systems and protocols to reduce delinquency and improve cash flow predictability.
• Vendor Management: Manage vendor and service provider relationships to optimize quality of service and reduce operating costs.
• Tenant Relations: Deliver exceptional tenant experience through proactive outreach, responsiveness, professionalism, and follow-through.
• Acquisitions Support: Support due diligence and onboarding of newly acquired properties; collaborate with acquisitions team as portfolio grows.
• Leasing & Marketing: Own the development and execution of marketing and leasing strategy across the SBI portfolio; qualify prospects, conduct tours, and drive lease-up velocity.
• Lease Negotiation: Negotiate lease and renewal terms to achieve business objectives, balancing occupancy and rental rate performance.
• Financial Reporting: work with asset manager to maintain cash flow forecasts with variance reporting and sensitivity analyses. Prepare and lead a weekly performance meeting with the SBI Executive Team, covering KPIs, leasing pipeline, capital projects, and key initiatives.
• Systems & Data: Ensure accuracy and accessibility of key data across property management and accounting software systems.
• Stakeholder Communication: Assist in drafting reports, correspondence, and communications for key external stakeholders including lenders, investors, and tenants.
ATTRIBUTES FOR SUCCESS
• Industrial property management background with hands-on experience managing tenant relationships, vendors, and maintenance programs
• Entrepreneurial mindset with a bias toward action, creative problem solving, and an emphasis on marketing and sales
• Ability to work cross-functionally and asynchronously with in-person and remote teams across multiple markets
• Excellent organizational skills and the discipline to stay focused on priorities amid competing demands
• Highly resourceful with strong written and verbal communication skills
• Comfort operating in a fast-moving, lean environment where initiative and ownership are rewarded
• Interest in building a career that spans property management, leasing, and ultimately acquisitions or asset management
EDUCATION & EXPERIENCE
5+ years of relevant work experience in industrial property management, with a demonstrable history of high achievement in academics, professional performance, and leadership. Prior experience with shallow bay, flex industrial, or light industrial assets is strongly preferred.
